How We Approach Water Damage

Water damage restoration is always a two-visit minimum. The first visit assesses and prepares. The second — after the area is confirmed dry — completes the repair. Rushing this process produces failed repairs within weeks.

Moisture Meter Assessment

We use a professional moisture meter to measure moisture content in the drywall and adjacent framing. Our standard: the area must read below 12% before any repair compound is applied. Above 12% means the area is still wet — and we wait.

Source Confirmation

We confirm the water source has been repaired before we begin restoration. Repairing drywall over an active or recurring leak is a waste of your money. We will not proceed until the source is addressed.

Mold Assessment

We visually assess for mold presence. Active mold colonies require professional remediation before drywall repair. We can refer to licensed remediation partners in DFW if needed.

Insulation & Framing Check

We check the condition of insulation and accessible framing. Saturated insulation must be removed and replaced. Compromised framing should be addressed before finish work.

Shellac-Based Primer Application

For water-stained surfaces, we apply shellac-based primer (Zinsser BIN or equivalent) before compound. This seals water soluble stains and prevents bleed-through — a step many contractors skip, causing brown staining to reappear through paint.

Most water damage repairs follow a two-visit protocol. On the first visit, we remove the damaged panel, inspect the cavity for mold or wet insulation, and install the replacement drywall. We allow a minimum 24-hour cure — longer in humid DFW conditions — before the second visit, when we sand, apply shellac-based primer to block any residual staining, and restore the texture to match the surrounding surface.
